Information for Landlords
This information relates to landlords who own properties which have tenants in situ that are included within phase 1 intervention areas and is for use solely when owners are willing to sell and where there is no resolution to seek compulsory purchase powers.
Property purchases will be at open market value although the Council is prepared to cover the cost of reasonable legal and surveyor’s costs that may be incurred by landlords wishing to sell their investment properties.
Landlords wishing to discuss the possibility of selling their property are requested to contact the Project Team to discuss the possibility of selling their property and that reasonable legal and surveyor’s costs will be paid by the Council.
Initial Contact
If you own a property within the first phase, you will be advised what funds are currently available to acquire property.
Agreement to Acquire
If you have expressed a willingness to sell your property and agreement to acquire your property has been reached, the following requirements and information will be required:-
- Information relating to the ownership and occupation must be provided to the project team
- The property will be required with vacant possession and the landlord must ensure this prior to exchange of contracts
- All furniture and personal belongings will need to be removed from the property prior to the completion of the sale, including gas and electric cookers which should be disconnected by professional contractors
- Detailed information with regards the occupants of the property giving full details of:-
- Name of tenants
- Date tenancy commenced
- Type of tenancy i.e. assured shorthold
- If the property is furnished or unfurnished
- Rent paid and frequency of payments
- Details of rent deposit (if applicable)
- Details of any rent arrears
- Details of alternative accommodation
A proforma is available for landlords to complete from the Winning Back Morecambe’s West End Project Team at the address below. Once the information is completed you should return the proforma to the Project Office as quickly as possible, in order not to delay the completion of the sale.
As soon as the proforma is received and solicitors have been instructed, contact will be made by the Resettlement and Property Manager to arrange a visit by the Housing Advice and Home Support Teams.
