Albert Road, Regent Road, Balmoral Road & Claremont Road



An exciting project for this area was designed during the masterplan process. It would be a ‘flagship’ project called the Housing Exemplar - in the block formed by Regent Road, Balmoral Road, Albert Road and Westminster Road. This project would involve the demolition of properties along a section of Chatsworth Road to create shared green space and private parking for the surrounding properties, which would be remodelled. At the moment, there are also businesses and shops in the area alongside the residential properties. It is expected that the number of businesses in the redeveloped block will be less than there are now, as some businesses relocate to areas of commercial hub such as Yorkshire Street. However, the housing exemplar scheme might include some live/work units as well as commercial premises on Regent Road and Albert Road.

Plans for the Chatsworth Gardens development on show
Places for People, the developers undertaking the Chatsworth Gardens scheme, held a consultation event on Friday 29th February.
The housing scheme comprises around 100 new properties consisting of a wide range of housing sizes and styles set around two central garden squares. The development will be built to high energy efficiency standards and will be offered for market sale or shared ownership. A scaled model had been prepared to give people a genuine impression of what the completed development would look like.
Local students from Heysham High School were also invited along to take part in a design competition. They have been offered the opportunity to design the two parks within the Chatsworth Gardens development. The winning design will be incorporated within the development.

Developer selected for Chatsworth Gardens
Progress is being made towards the major housing flagship project ‘Chatsworth Gardens’ with the appointment of a developer.
Earlier this year we ran a nationwide competition for developers to submit plans for a housing scheme for the block of houses that border Albert Road, Balmoral Road, Regent Road and Westminster Road.
Local residents were able to view the plans and put forward their opinions on each development. These comments have been taken into account and the chosen developer is Places for People.
Councillor David Kerr,Cabinet Member with Responsibility for Housing and Regeneration, said: “Places for People come with a strong national reputation for creating energy efficient and environmentally friendly housing. They will be a great asset to Morecambe during this exciting time in regenerating the town. This is a very positive step forward for the West End of Morecambe, demonstrating a new vision which English Partnerships has enabled us to move forward with.”
Places for People are one of the country’s largest property management and development companies. They will now carry out the development of ‘Chatsworth Gardens’, a £15m scheme that will transform current unsuitable accommodation into around 100 new homes. There will be a wide range of housing sizes and styles set around two central garden squares. The development will be built to high energy efficiency standards and will be offered for sale or through shared ownership.
Damian Southworth, Group Commercial Director of Places for People, said: “This is a very exciting time for Morecambe and will have a wide-reaching effect on the area, socially and economically. We will produce a vibrant development of high environmental and architectural standards in this highly attractive seaside town.”
English Partnerships is the government’s national regeneration agency, and provides funding for the West End Masterplan. English Partnerships approved the developers and Regional Director, Paul Spooner, said: “The West End has had its problems in the past. This is partly because there is a large number of flats and bed-sits. This scheme will help to rebalance the housing market in this area by reducing the numbers of bed-sits and providing cutting edge new homes for families and other people in the West End of Morecambe. This will help support the town’s wider regeneration.”
